Lunch & Learn: Resident Screening Best Practices

Join us for an educational Lunch & Learn on resident screening best practices for manufactured-housing communities.

We’ll explore how operators can look beyond credit scores to make more informed, consistent, and defensible leasing decisions—while supporting occupancy, resident performance, and fair housing access.

We’ll explore practical ways to:

  • Catch identity, income, and document fraud where it starts—in the application process
  • Optimize the application-to-lease workflow and reduce manual review
  • Improve sales velocity with faster, more confident decisions
  • Evaluate leasing risk beyond a traditional credit score
  • Use verified income, cash flow, and payment behavior to identify qualified applicants
  • Apply screening criteria consistently and navigate relevant state and local requirements

Learn how a modern screening strategy can help approve more of the right applicants, reduce preventable losses, accelerate leasing, and create better housing opportunities.

Michael Brown is the Chief Revenue Officer at Rent Butter, Inc., where he works with housing operators across multifamily, single-family, and manufactured housing to modernize resident screening and make more informed leasing decisions. With more than two decades of rental housing technology experience, including leadership roles at CoreLogic, RealPage, and Inhabit, Michael brings a practical perspective on balancing risk management with the evolving needs of today’s renters. Michael believes better resident screening shouldn’t mean creating more barriers to housing, and is passionate about using better data and technology to help operators manage risk while expanding access to quality workforce housing.
